
When West Lakes shopping center was originally built,
the air-conditioning and lighting was originally controlled
using a Robert Shaw Building management system. This
was state of the art at the time of installation.
That was 30 years ago. It is now part of Westfield
Shopping Centres and it was time for an upgrade.
Center management decided that as parts were no longer
available to repair the system, that the entire system
would be replaced with a new BMS. That BMS was a Reliable
Controls product. The contract was awarded to Austec
Building Automation and we at Electric Results performed
the physical installation of the system for Austec.
Our scope of works was as follows: -
• Isolate the existing system one air handler at a
time.
• Disconnect and remove the existing Robert Shaw VAV
controller and damper actuators.
• Disconnect the existing room temperature sensors.
• Set up of the new controllers.
• Install new VAV controllers with motor to the existing
VAV boxes.
• Install new power and network cabling to new VAV
controllers where required as extra controllers where
required in some locations.
• Install new temperature sensors and cabling where
required
• Relocate and install new temperature sensors during
the new fit out of some of the stores.
• Liaise with tenants throughout the entire process.
As this job was in a fully tenanted shopping center
we had to ensure that disruption to the tenant’s business
was kept to a minimum. This meant that we had to arrange
for tenants to come in a little early and get most
of the work done before the shops were open for business.
We also had to ensure that the project schedule was
kept on track.
